City Council to Consider Flexible Development Requests for Medical Clinic and Commercial Dock
Clearwater City Council is set to review two significant flexible development requests concerning a new medical clinic and an existing commercial dock. These items are currently marked as "Agenda Ready" for an upcoming council meeting.
One proposal, identified as FLD2025-10026, seeks flexible development approval for the conversion of a property at 375 Turner Street in downtown Clearwater into a medical clinic. The existing building, which does not exceed 35 feet in height, will feature a modified parking lot with 57 off-street spaces. The request includes flexibility for reduced off-street parking based on a parking demand study, as well as reduced interior landscaping and landscape buffers along property lines through a Comprehensive Landscape Program. The second item, FLD2026-01002, involves flexible development approval for an existing 1,838 square foot commercial dock, which includes a new boat lift. This dock is accessory to 27-unit attached dwellings located at 125 Island Way in the waterfront Island Estates neighborhood, within the High Density Residential Island Estates Neighborhood Conservation Overlay (HDR/IENCOD) and Preservation (P) Districts. The request specifically seeks flexibility for the commercial dock, also a Level Two Application under the Community Development Code.
