Clearwater City Council is set to review two significant flexible development applications that could impact local land use and waterfront properties. These proposals, identified as ID#26-0400 and ID#26-0401, are currently listed as 'Agenda Ready' for an upcoming council meeting.

The first application, FLD2025-10026, seeks Flexible Development approval for the conversion of an existing building at 375 Turner Street into a medical clinic. This project, located in the Institutional (I) District in downtown Clearwater, is proposed as a Comprehensive Infill Redevelopment Project. The developer is requesting flexibility for reduced off-street parking based on a parking demand study, as well as reduced interior landscaping and landscape buffers along property lines through a Comprehensive Landscape Program. The existing building does not exceed 35 feet in height, and the modified parking lot includes 57 off-street parking spaces.

The second application, FLD2026-01002, involves a property at 125 Island Way. This proposal seeks Flexible Development approval for an existing 1,838 square foot commercial dock, which includes a new boat lift. This dock is accessory to 27-unit attached dwellings within the High Density Residential Island Estates Neighborhood Conservation Overlay (HDR/IENCOD) and Preservation (P) Districts in the scenic Island Estates area. The request specifically asks for flexibility regarding the commercial dock.

These Level Two Applications will be reviewed by the City Council, which includes Mayor Bruce Rector, Vice Mayor Lina Teixeira, and Councilmembers David Allbritton, Michael Mannino, and Ryan Cotton.
