Miami-Dade County builders and design professionals must adhere to updated construction standards as the Florida Building Code, Ninth Edition (2026), takes effect Dec. 31. This new edition applies to all building permit applications and plans submitted to the county's Regulatory and Economic Resources (RER) department on or after that date.
Permit applications and accompanying plans submitted to RER on or after Dec. 31 must comply with the 2026 FBC edition. For online submissions, any received after 4 p.m. on Dec. 30 will fall under the new code. Professionals should update their standard models and designs to align with the updated code to avoid potential permitting delays.
The RER department offers a process for extensions on expired permit applications filed before Dec. 30. Applicants must submit a written request to the Building Official’s Office via email to [email protected], explaining why the application was not abandoned and was pursued in good faith. The request must be made no later than 180 days after the permit's expiration.
Permit applications that do not meet these conditions for an extension will not receive additional time. Applicants in such cases must obtain a new process number, pay all associated upfront fees, and submit plans fully compliant with the 2026 Florida Building Code edition.
