Maitland Subdivision Plat Submission Requirements Finalized

Developers and property owners in Maitland must follow a detailed checklist when submitting final subdivision plats to the city. The requirements ensure applications are complete and comply with state and local regulations.

Applicants must submit a complete online application, pay all associated fees, and provide written authorization if an agent represents property owners. The plat itself must be clearly drawn to scale, suitable for Orange County filing, and adhere to Chapter 177 of the Florida Statutes.

The plat plan must detail items specified in the Procedures Manual and include specific construction details. Developers must also provide soil, rock, and groundwater test results. If individual sewage systems are proposed, percolation test results are mandatory.

A landscape plan, signed and sealed by a registered Landscape Architect, is required. Nondiscriminatory protective covenants must also be submitted, if applicable.

Proof of paid taxes and discharged improvement liens is necessary. Applicants must also submit Level of Service Data and Analysis demonstrating that all adopted service levels affecting the property are met. If service levels are not met, a schedule of required improvements must be provided.

The city also requires an analysis of its capacity to provide adequate public services, including police, fire, and garbage collection, to the proposed subdivision. For Planned Developments or other legal instruments that include private facilities such as bikeways, lighting, or stormwater drainage areas, the recorded plat must clearly document responsibilities for construction, maintenance, and replacement. This includes conservation easements, which also must denote maintenance responsibilities.
