Maitland Announces New Development Submission Requirements
Maitland officials have established a comprehensive checklist for developers submitting plans for new developments. The requirements, outlined in the city's Planned Development Submittal Checklist, ensure all necessary documentation is provided for review.
To be considered complete, an application requires a fully completed online form and payment of all fees. Applicants must also provide a current list of property owners within a 500-foot radius of the proposed development site, obtained from Orange or Seminole County property records. If an agent represents the property owner(s), their contact information must be included.
Essential documents include a vicinity map showing surrounding streets and existing zoning and land use. A boundary survey and legal description, prepared by a state-registered surveyor and certified to the city, are required for each parcel owned by distinct entities. This survey must specify the gross and net land area.
The core of the submittal is a Planned Development (PD) Concept Plan, illustrating the proposed development's layout. Detailed content requirements for the PD plan appear in Section 3.5.3(e)(1) of the Land Development Code. Sample plans are available in the Procedures Manual.
Additionally, a Planned Development (PD) Agreement must be submitted. This agreement details all terms and conditions for the district's approval, including monitoring rules, phasing plans, mitigation strategies, and public facility provisions. The required contents for the PD Agreement are outlined in Section 3.5.3(e)(2) of the Land Development Code.
Developers must identify and detail compensating community benefits within both the PD plan and the PD Agreement. Section 3.5.3(e)(3) of the Land Development Code further elaborates on these benefits.
The city advises applicants to thoroughly review the checklist before submission to streamline the review process.
