Maitland Zoning Variance Application: New Checklist Released

Maitland residents and property owners seeking a zoning variance must now follow a specific checklist to ensure their applications are complete. The City of Maitland's Community Development Department has provided the checklist, outlining the necessary components for a successful submittal.

To begin the zoning variance process, applicants must complete an online application and pay the required fee. They also need to provide a list of property owners within a 500-foot radius of the proposed variance site, including names and mailing addresses sourced from Orange or Seminole Counties.

If an agent represents the property owner, authorization details, including the agent's name, address, and phone number, are required. Applicants must also submit a bound PDF package containing supplemental information. This package needs a vicinity map showing surrounding streets and current zoning and land use within a 500-foot area. A site plan, drawn to scale and addressing items in the Procedures Manual, is also necessary.

Additionally, applicants must submit written statements addressing items 1 through 8 as detailed in the Procedures Manual. These statements provide context for the proposed variance.
