Wynwood Walls Expansion Breaks Ground, Adding 50K Sq Ft of Mural Space

Work commenced this week on the Wynwood Walls expansion project, building on the success of the original outdoor museum that launched in December 2009 as a joint venture between developer Tony Goldman, Goldman Properties and art curator Jeffrey Deitch. The new addition will significantly increase the exhibition space available for commissioned murals by internationally recognized street artists, according to WSVN 7News reporting.
The original Wynwood Walls facility, created on a 38,000-square-foot parcel Goldman purchased in 2007, catalyzed the neighborhood's dramatic revitalization. Since opening, the venue has hosted work by legendary artists including Shepard Fairey, Buff Monster, Sandra Chevrier and Millo, drawing art enthusiasts and tourists from around the world. The Goldman family previously expanded the project onto an adjacent half-acre vacant property, which was transformed into an enclosed, landscaped garden designed by PlusUrbia, a prize-winning Coconut Grove design firm.
Wynwood's renaissance has had measurable economic impact. Land values in the neighborhood have soared—Property Markets Group and Toronto-based Greybrook Realty Partners paid $46 million in August for a 1.6-acre parcel at 2431 NW Second Avenue, or $660 per square foot, compared to the $42 per square foot Goldman paid in 2007. The Wynwood Business Improvement District estimates the current full-time resident population at 1,654, with that number expected to increase as new residential projects near completion.
Several major mixed-use developments are in various stages of construction throughout the neighborhood. Wynwood Square at 2201 N. Miami Ave. will span a full city block with 257 apartments and 60,000 square feet of office space. The Collective, a London-based co-living operator, is planning a 325,000-square-foot, $210 million mixed-use project at 2825 NW Second Ave., with groundbreaking expected in 18 to 24 months. Meanwhile, Sterling Bay's 545Wyn building at 545 NW 26th St. will add 298,000 square feet of office space to the neighborhood.
The expansion arrives as Florida's economy continues to strengthen, with April 2026 unemployment hitting 2.8%, the lowest rate in over a decade. The state legislature recently passed a $120 billion budget including $2 billion in property tax relief, and Brightline's expansion to Tampa promises improved intercity connectivity that could further boost South Florida development corridors.
