Miami UDRB Approves Wyn Park Tower in Wynwood Norte

National Desk
May 14, 2026
The Urban Development Review Board approved Wyn Park on Oct. 15, 2025, clearing the path for ABH Developer Group's tallest project yet in Wynwood Norte. The 366-foot tower at a site near NW 29th Street will include 293 residential units, with studios starting at 450 square feet, one-bedrooms around 600 square feet, and two-bedrooms up to 1,071 square feet. Per Florida YIMBY reporting on city records, the development dedicates 40% of units — 117 total — as workforce housing for essential workers like teachers and firefighters, priced at or below 120% of area median income, as required by the Live Local Act. The podium levels will house 3,044 square feet of retail, 5,659 square feet of office space on the second floor, and 196 parking spaces. A 1,069-square-foot rooftop restaurant with deck will cap the structure, marking one of Wynwood's first at that height. The board granted near-unanimous approval despite minor concerns, according to Florida YIMBY's coverage of the UDRB meeting minutes. This follows Wynwood's 2015 zoning shift to Neighborhood Revitalization, spurring growth from 1,000 to 6,000 residents, per Wynwood BID data cited in Axios Miami. Wyn Park joins a pipeline of 14 projects, including NoMad Residences Wynwood, which topped off with over 80% units contracted for Q4 2025 delivery, as reported by Florida YIMBY from developer announcements. Next steps include Miami planning department review and permitting. ABH, with over a dozen local projects, positions Wyn Park as a key Live Local Act test case, enabling density up to 530 units by matching nearby height maxima and easing zoning rules, per state law provisions in city application files. Residents near NW 29th Street can expect construction updates via Miami's Development Impact Review portal, where ABH filed plans under Live Local Act incentives.
