Flagami Gains 34 Affordable Units at 5215 West Flagler

Flagami residents may soon see new affordable housing options as the City of Miami plans a four- to five-story building at 5215 West Flagler Street. The project will add 34 apartment rental or condo units targeted at low-income households, according to Esteban Ferreiro, chief of staff for Miami Commissioner Manolo Reyes. Details are still being finalized, with construction potentially beginning early 2026, Ferreiro confirmed in statements to the Miami Herald. This initiative is part of broader City of Miami efforts to combat housing affordability challenges in West Miami neighborhoods. Nearby in Little Havana, former Commissioner Joe Carollo arranged a no-bid transfer of city-owned land to developers for 500 affordable apartments before leaving office. The deal includes strict deadlines: construction must start within 30 months and finish within 60 months of transfer, or the land reverts to the city, per city records cited in public reporting. Flagami, bordering Little Havana along West Flagler Street, benefits directly from these proximity projects. Separately, The Related Group proposed the 12-story Gallery at Little Havana at 1275 SW 1st St., offering 130 entirely affordable one- and two-bedroom units. Existing nearby sites already house 28 affordable residences, and the new development would boost capacity over 300%, according to project filings with Miami-Dade County. Commissioner Reyes' office emphasized the project's alignment with transit access near Miami Senior High School and Citrus Grove K-8. Another nearby proposal, 2157 Flagler Residences by WR Flagler LLC at West Flagler and Northwest 22nd Avenue, includes 197 units with retail and amenities, though not specified as affordable.
