CORAL GABLES, FL – April 15, 2026 – Coral Gables property owners are being strongly advised by city officials to proactively address their 40-year and older building recertification requirements, rather than waiting until the last minute. With the deadline for many structures approaching, the City's Building Department is encouraging early action to avoid potential delays and ensure compliance.

The recertification process, mandated by Miami-Dade County, applies to buildings that are 40 years old or older, and every 10 years thereafter. It requires a thorough inspection by a licensed architect or engineer to assess the structural and electrical systems of the building. The goal is to identify and address any potential issues that could compromise safety, safeguarding the unique Mediterranean Revival architecture that defines Coral Gables.

“We understand that recertification can seem like a daunting task, but it’s a critical component of maintaining the safety and integrity of our community’s infrastructure,” stated a representative from the Coral Gables Building Department. “By starting the process early, property owners can secure the necessary professionals, schedule inspections, and complete any required repairs without the pressure of an impending deadline.”

Property owners whose buildings are nearing their 40-year mark, or those due for their subsequent 10-year recertification, should have already received official notices from Miami-Dade County. However, officials emphasize that even without a direct notice, it is the owner’s responsibility to be aware of their building’s age and compliance status, particularly in historic neighborhoods such as Riviera or Douglas.

The City of Coral Gables encourages owners to begin by consulting with a qualified structural engineer or architect to understand the specific requirements for their property. Early engagement can help streamline the process, allowing ample time for any necessary repairs or upgrades to be completed and approved.
