Oldsmar Streamlines Fire System Permits for Contractors

Oldsmar contractors can now receive expedited permits for minor fire sprinkler and fire alarm system modifications. The new procedure, mandated by House Bill 551, aims to speed up approvals and inspections for specific work.

The state requirement took effect July 1, 2025, with local agencies like Oldsmar implementing the simplified system by October 1, 2025. Under the new rules, permits for express fire systems and express fire sprinklers must be approved within two business days. Inspections for these permits will occur within three business days of the request, Monday through Friday, 7 a.m. to 3 p.m.

The Express Fire System Permit covers alterations to 20 or fewer devices, the installation or replacement of a fire communicator on an existing fire alarm control panel, or replacing a fire alarm control panel with the same make and model. Contractors must provide plans and specifications on-site for inspector review.

The Express Fire Sprinkler Permit applies to alterations involving 20 or fewer fire sprinklers, provided they are of the same K-factor and do not change the hazard classification or increase coverage area. This also includes replacing an equivalent fire sprinkler system component. Contractors must have plans, specifications, manufacturer's installation instructions, and pertinent testing instructions available on-site.

The City of Oldsmar will provide inspections within three business days of a request for these express permits. If the work scope exceeds the defined restrictions, the permit may be voided, requiring a new application. Contractors must provide any additional requested documentation, paper or electronic, within four business days.

Work outside these expedited categories, such as new fire sprinkler or alarm systems, fire lines, hydrants, restaurant hood systems, and Ansul systems, will follow the normal permitting process.
