Miami Gardens Launches Online Portal for Site Plans

Miami Gardens residents and developers now have a dedicated online portal to submit new residential site plans. The city launched a new customer account system to manage these submissions.

Users must register for an online customer account before using the system. The city requires access from a computer without a firewall and recommends using the Chrome browser.

All documents uploaded to the portal must be in PDF format and cannot be password-protected or encrypted. Users experiencing login difficulties can use the “Forgot Username” tool on the portal.

Required documents for submission include a Plat Determination Letter from Miami-Dade County, a 3D Color Rendering, an Arborists Report, a Boundary Site Survey, Building Elevations, Civil Engineering Plans, Civil Plans, a Crime Prevention CPTED Report, and a Floor Plan. Developers also need to provide a Hardscape Plan, Landscape Plans, a Letter of Intent, a Materials Sample Board, an Ownership Affidavit, a Parking Data Table, a Phasing Plan, Photometrics, Prior Zoning Action Resolutions, Prior Zoning Resolutions, Ordinances or Covenants, a Site Data Table, Site Plans, a Site Survey, a Traffic Study, and a Warranty Deed/Opinion of Title. An option to upload 'Other' documents is available.

The online system aims to simplify and expedite the submission and review process for new residential developments in Miami Gardens.
