North Bay Village Pool Setback Rules Updated

North Bay Village adopted new rules requiring pool and spa setbacks be measured from the rear property line only, eliminating previous measurement options.

North Bay Village residents installing or modifying swimming pools, spas, and hot tubs must now measure rear setbacks from the property line alone, under a new ordinance approved by the Village Mayor and Commission.

The amendment to Section 8.17.M of the Unified Land Development Code eliminates the previous option to measure setbacks from either the property line or an easement. Village officials said the change standardizes enforcement across the village and aligns with practices in nearby Bay Harbor Islands.

The Planning and Zoning Board reviewed the proposal on Oct. 7 and recommended approval. Village Manager Frank Rollason presented the ordinance, noting it supports the North Bay Village Comprehensive Plan and the NBV100 Master Plan.

Residents with questions can contact the Village Manager's office or the Planning and Zoning Department.
