North Miami Development Impact Fees Increase April 14
North Miami will impose revised development impact fees beginning April 14, 2025, under Ordinance No. 1531, which the City Council adopted Nov. 26, 2024.
The new fees will apply to residential and commercial development that increases demand for parks and recreation, library, police, general government, stormwater, water, and sewer facilities. Developers will pay fees upfront when the city issues a building permit.
The city introduced impact fees in 2010 but has not updated them since. The revised schedule introduces a new stormwater fee and replaces the transportation fee with a mobility fee. The city consolidated some categories: police will merge with general government, and parks will combine with library services.
Florida law caps fee increases. Increases up to 25 percent must phase in over two years; increases between 25 and 50 percent must phase in over four years. Fees adjust once every four years.
The city engaged Duncan and Associates to study general impact fees and NUE Urban Concepts to study the mobility fee.
