Planning Board Tackles Church Parking, Solar Rules

The Longboat Key Planning & Zoning Board met Jan. 27, 2026, to address several development and zoning matters. The board reviewed a site development plan for Christ Church of Longboat Key, considered amendments to the town's zoning code regarding solar energy systems and reviewed changes to parks and open space land acquisition policies.

During public hearings, the board considered Christ Church of Longboat Key's request for a site development plan at 6350 Gulf of Mexico Drive. The church sought approval for a new paved parking lot with 58 stalls. The lot will serve as overflow and off-site parking, addressing seasonal parking challenges.

Ordinance 2026-02, which proposes amending Chapter 158 of the Zoning Code to add Section 158.120, specifically addresses solar energy systems. The ordinance integrates regulations for solar energy installations into the town's land development code.

Ordinance 2026-04 also seeks to amend Chapter 158, Zoning Code, concerning parks and open space land acquisition. This ordinance includes a provision for the temporary suspension of fees related to these acquisitions.

The board also held a workshop to discuss revisions to the Town's Tree Ordinance. Discussions focused on the tree replacement ratio and requirements for tree resistance.

Member Jay Plager requested a discussion on scheduling additional monthly meetings or workshops for the Planning & Zoning Board to manage the volume of work.
