Lauderdale-by-the-Sea Streamlines Building Permits with New Forms and Fee Schedule, Offers Residential Exemption

Lauderdale-by-the-Sea has rolled out new, fillable building permit forms and an updated fee structure, changes that affect residents and contractors undertaking construction projects in town. The new forms integrate supplemental requirements directly into each permit type, streamlining the application process.

The Town adopted an updated Building Permit and Inspection Fee Schedule (Resolution 2026-25), which took effect on July 1, 2026. This schedule incorporates changes required by HB 803. Notable updates include revised fees for inspection, engineering, private provider services, additional review disciplines, and plan revisions. Additionally, a new permit exemption now exists for certain qualifying single-family residential work under $7,500.

A base permit is now specified for sub-contractors and sub-permits related to new construction, additions, and alterations. Applicants who believe they qualify for expedited processing must advise the Town upon submission of their application. The Town will give these applications first priority, leading to quicker review and processing times.

These updates came about as part of the Town's ongoing efforts to refine its building and permitting processes, aligning with state requirements and aiming for greater efficiency. The changes, particularly the new permit exemption and the integration of supplemental forms, aim to clarify requirements and potentially reduce costs for smaller projects.
