Learn The Basics Real Estate Tax Defined The term real estate tax is a common reference to a tax on real property. Real property refers to land, buildings, fixtures and all other improvements to a piece of land. Separate Agencies Florida law divides property tax responsibilities between two separate agencies: the property appraiser's office and the tax collector's office (our office). The property appraiser's office establishes the assessed value, and the board of county commissioners, school board, and other levying authorities set the millage rates. One mill equals $1 per $1,000 of property value. The tax collector's office collects the taxes in accordance with the property tax roll, which is certified by the property appraiser each year. The TRIM notice that you receive each year comes from the property appraiser's office, and your tax bill comes from the tax collector's office. Division of Responsibilities This division of responsibilities means that our office can assist you with some, but not all, of your property tax questions. Ad valorem taxes are based on the assessed value of real estate, tangible personal property, and centrally assessed property. The property appraiser's office establishes the assessed value, and the board of county commissioners, school board, and other levying authorities set the millage rates. One mill equals $1 per $1,000 of property value. Florida's Constitution prohibits state government from levying ad valorem taxes on real property and tangible personal property. This gives counties, school districts, municipalities and special taxing districts the right to levy ad valorem taxes on real property and tangible personal property. The state legislature can and does regulate the maximum rate at which ad valorem taxes can be levied and the manner in which they are collected. Non-ad valorem assessments are based on the value or benefit to the property, including things like fire control, sewer, paving, drainage, lighting and community development. Municipal Services Benefit Units Municipal Services Benefit Units (MSBU) special assessment rolls are certified to the tax collector by local governing boards, such as the county or cities. The tax collector consolidates the certified ad valorem, non-ad valorem, and the MSBU tax rolls and mails tax notices to property owners.

Property Tax Discounts & Payment Plans

Property Tax Discounts & Payment Plans Discounts Tax bills are mailed on or about November 1 each year, and discount periods allow you to save money by paying early. Payments made during the following months will earn a discount: November: 4% December: 3% January: 2% February: 1% March: Payments made in March will not receive a discount. April: Payments made on or after April 1 are delinquent and will be subject to an applied penalty. Partial Payments Pursuant to Florida Statute 197.374, you may elect to make partial payments on your real property or tangible personal property taxes between November and March. You may make up to 3 partial payments. A minimum of $100 must be paid on each partial payment. Tax certificates will be sold on any unpaid portion of the tax liability for real estate taxes. Tax warrants may be issued for any unpaid portion of tangible personal property taxes. No discounts will be allowed on partial payments. No partial payments shall be accepted after March 31. Any amount remaining unpaid on April 1 becomes delinquent and is subject to a certificate sale or a tax warrant being issued, should the balance remain unpaid. No additional bills will be sent for partial payments, except for a final reminder bill in March for any outstanding balances. Installment Plan Florida Statute also allows you to pay your real estate property taxes in four installments throughout the year. Participants in the installment plan receive discounts on their total tax bill. First installment: Due by June 30. One-quarter of the total estimated tax and discounted 6%. Second installment: Due by September 30. One-quarter of the total estimated tax and discounted 4.5%. Third installment: Due by December 30. One quarter of the total estimated tax plus one-half of any adjustment made for actual tax liability and discounted 3%. Fourth installment: Due by March 31. One-quarter of the total estimated tax plus the remaining one-half of any adjustment made for actual tax liability. No discount is provided on the fourth installment. The window to apply for the Installment Plan on 2026 taxes closed on April 30, 2026. Applicants interested in installments for their 2027 taxes can apply online between November 1, 2026 and April 30, 2027. The first installment payment will be due in June 2027. Past due taxes are NOT eligible for the Installment Plan. It is available for the current year's taxes only. To qualify: - You must apply by April 30th of the tax year for which the application is being made. - Your estimated tax total must be more than $100 Homestead Tax Deferral Program The Homestead Tax Deferral Program is available to assist taxpayers whose incomes are low in comparison to the amount of real estate taxes due on their homes. Any person entitled to claim homestead exemption through the St. Lucie County Property Appraiser's Office may qualify to postpone a portion of their property taxes based on the applicant's household income.

Tourist Development Tax Registration and Requirements

Tourist Development If you are renting your property for periods of six months or less, be aware that YOU, as the property owner, are responsible for paying the tourist development tax on your rental property. About the Tourist Development Tax The Tourist Development Tax (also referred to as tourist tax, bed tax or resort tax) is a 5% charge on the revenue from the rentals of living quarters for six months or less. Living quarters are generally defined as accommodations in any: Apartment Condominium House Hotel Mobile home park Motel Recreational vehicle park Rooming house Collection The tax collector is responsible for the collection, administration and enforcement of the tourist development tax. Registering Your Property If property owners or property managers are contemplating renting living accommodations for periods of six months or less, the following steps must be taken: Step 1: Prior to registering with our office, you may be required to obtain a sales tax identification number from the Florida Department of Revenue (FDOR). Please contact FDOR for more information at 772-429-2900. Step 2: Complete and submit a tourist development tax application to setup an account with the Tax Collector's Office Visit TouristExpress to create a TouristExpress account. Log in to your TouristExpress account and click Add account. Answer "no" in the Add an account window Answer "yes" in the Start an application window Follow the instructions in the application and submit. Once approved, you will receive an email informing you of your new tourist tax account number. Step 3: If you don't have a TouristExpress account from step 2, register to pay your tourist development taxes online after your tourist tax account application has been processed. TouristExpress is a website to file and pay your tourist development tax returns online. Only Tourist Express customers receive a collection allowance of 2.5% on the total tax due when paid by the 20th of the month to a maximum of $30.00. Exemptions from Tourist Development Tax Florida Statutes provide for certain exemptions from the tourist development tax such as: Certain members of the military Full-time students Migrant labor camps Claiming Exemptions The lessor must have sales tax exemption certificate v-14 on file to claim exemptions. The tourist development tax does not apply to rentals of more than six months duration; however, a bona fide written lease must be entered into between the lessee and lessor. Tangible Personal Property Defined Tangible Personal Property includes: - Equipment - Fixtures - Furnishings in rental units - Furniture - Leasehold improvements - Machinery - Mobile home attachments on rented land - Signs - Supplies and leased equipment Central Assessed Taxes assessed to railroads utilizing portions of land in St. Lucie County are billed in the same manner as Personal Property Taxes, and subject to the same delinquent collection methods. It is the primary option for sending hazardous materials (HAZMAT) that can't go by air. Prices start at $7.90 at a Post Office™ location. Ship online with Click-N-Ship® and get lower Commercial Rates. Businesses can get additional savings by opting in to the Business Rate Card. Ground Advantage packages are delivered in 2-5 days and USPS Tracking® service is included in the price. It is the best-priced service for items up to 15.999 oz, based on weight (rounded up to 4 oz, 8 oz, 12 oz, and 15.999 oz) and zone (distance). Packages greater than 15.999 oz are charged by the pound up to 70 lbs (rounded up). Pay for postage using stamps, a self-service kiosk, Click-N-Ship, or at a Post Office. Includes forwarding, undeliverable as addressed (UAA), and return to sender (RTS) at no additional cost. USPS Label Delivery service allows shipping online using Click-N-Ship even without a printer—for an extra $1.65 per label, USPS will print an outbound label and deliver it. Someone Sent You a Label Broker ID (a QR Code) You're returning something to a store or sending something to a customer through an ecommerce platform, and they sent you an email or text with a Label Broker ID (a QR Code).
