Wellington Building Permit Exemptions Now Available

Wellington homeowners and contractors can simplify certain home improvement projects with a new exemption from building permit requirements. The exemption, effective July 1, 2026, applies to specific residential work valued under $7,500.

House Bill 803 enables this change for minor, non-trade projects. However, the exemption does not cover electrical, gas, plumbing, pool barriers, structural changes, or mechanical systems. Projects in flood hazard areas or those intentionally split to avoid permitting also remain ineligible.

To obtain an exemption, residents must complete and submit the House Bill 803 Exemption Form. The form is available on the village’s website at wellingtonfl.gov/buildingforms. Applicants should email the completed form with supporting documents to [email protected]. Required documents include a signed proposal, estimate, or contract detailing the work’s value; a scope of work description; a survey if property line work is involved; and a sketch or plan of the proposed work.

The village expects to review applications within four business days. There is currently no fee for exemption applications. Applicants will receive email notifications regarding their request status. If a permit is required, residents must follow the standard application process.

Specific guidelines apply to fences. Fences under 3 feet in height, not serving as pool barriers, or fence repairs that do not alter posts may qualify. Projects completed under this exemption will not undergo standard building inspections but must comply with the Florida Building Code, Village of Wellington Zoning, Floodplain regulations, Homeowners Association rules, and contractor licensing laws.

The Village of Wellington states it holds no legal duty for work performed under this exemption.
