Palmer Ranch East Project Approved by Sarasota Commissioners

Sarasota County Commissioners approved the 5,500-home Palmer Ranch East development Tuesday, despite resident concerns regarding water supply and hurricane evacuation. The project will add significant residential and commercial space over the next 20 years.

Sarasota County Commissioners unanimously approved the massive Palmer Ranch East development Tuesday, clearing the way for more than 5,500 homes and substantial commercial space. The decision occurred despite resident concerns about water availability and hurricane evacuation routes.

The project, planned for over 2,000 acres east of Interstate 75 near the future State Road 681 interchange, required amendments to the Sarasota 2050 growth plan, updates to the development code and a master development order. Commissioners, including Chair Ron Cutsinger, expressed enthusiasm. Developer attorney Charlie Bailey invoked Ronald Reagan's presidency during discussions.

Commissioner Tom Knight, elected on a slower development platform, reported a positive conversation with the applicant team regarding the project's benefits. Development plans include up to 500 affordable housing units within a town center, land for a K-8 school, two parks, a fire station and a potential hospital. County staff and an external reviewer found the project fiscally neutral.

However, residents voiced strong opposition. Joan McGeehan of Calusa Lakes questioned the water supply for the new community amid drought conditions. Glen Compton of Manasota 88 raised concerns about the project's impact on hurricane evacuation routes, specifically the I-75 and SR 681 merge point, arguing the 2050 plan should not change for developers. Resident Sue Perry stated that extending Lorraine Road would create a bottleneck on two-lane roads, merely relocating congestion.

Resident Sherry Potts cited environmental concerns, arguing the Lorraine Road extension would destroy wildlife habitat. Bailey countered that wildlife corridors would remain open to the public and the affordable housing offered exceeds current legal requirements.

The approval allows the development to proceed over the next 20 years, adding significant residential and commercial space to the county.
