Saint Cloud Zoning Changes: Downtown Housing & Sign Rules

Saint Cloud City Council approved two zoning changes December 22 that restrict commercial signage near homes and allow apartment buildings in the downtown district.

Ordinance No. 59, 3rd Series requires signs in C-2 commercial and industrial zones to sit five feet from property lines. Where those zones border residential areas, signs must set back 20 feet. The rules apply to all sign heights and do not affect placement along road rights-of-way.

Ordinance No. 60, 3rd Series permits apartment buildings, multi-family dwellings, row houses, and single- and two-family homes in the C-1 Central Downtown District, subject to conditional use approval. Developers must apply for permits through the city planning department.

Both ordinances took effect immediately. Property owners and developers should contact the city planning department to determine how the new rules apply to specific sites.
