Sanford's $200M Sioux Falls Senior Living Campus Opens This Spring

Construction crews have completed the first phase of Founder's Crossing, Sanford Health's ambitious $200 million continuing care retirement community taking shape on nearly 100 acres in southeast Sioux Falls near 57th Street and Veterans Parkway. The initial phase is set to open in spring 2026 with approximately 40 villas, a four-story multifamily building containing 120 independent living apartments, 32 assisted living apartments and 32 memory care assisted living apartments, according to project details.
The Good Samaritan Society, operating as a Sanford Health subsidiary, designed Founder's Crossing to consolidate comprehensive health services under one roof. Beyond residential units, the campus will feature a connected Sanford Health clinic and Lewis Drug pharmacy, along with amenities including walking trails, ponds, a theater, spa services, a golf simulator and pickleball courts—the most-requested feature among prospective residents.
The project will unfold in phases through at least 2028, with future development planned for a short-term rehabilitation and long-term care center, additional villas, and expansion of the Sanford clinic and Lewis Drug locations across the remaining 30 acres. This timeline reflects the scale of infrastructure required to serve what is expected to become one of the region's largest senior living communities.
