"When potential buyers see a home online, the photos are their initial introduction. A cluttered or poorly lit space simply won't stand out."

Experts advise homeowners to declutter and depersonalize their living spaces before a photographer arrives. This includes removing excess furniture, personal photographs, and unique decorative items that might distract a buyer from envisioning themselves in the home. "We always tell our clients to think of it like a hotel room – clean, inviting, and ready for a new guest," says Mark Thompson, a broker with a firm on Fifth Avenue South.

Outdoor spaces are just as important, particularly in Naples where outdoor living is a significant draw in neighborhoods like Old Naples. Manicured lawns, trimmed hedges, and clean patios can greatly enhance curb appeal. "The exterior is the first thing a buyer sees when they pull up," Thompson adds. "It sets the tone for the entire visit."

While these steps may seem minor, local agents agree they are critical investments of time and effort that can lead to quicker sales and better offers for Naples homeowners.
