The City of Orlando’s Community Redevelopment Agency (CRA) announced on April 20, 2026, the release of three new homes in Parramore as Phase 3 of its affordable housing program advances, according to the city's official press release. Located on McFall Avenue, Conley Street and Short Avenue—within walking distance of Z.L. Riley Park—the homes are priced at $380,000 each. Qualified buyers can access up to $155,000 in down payment and closing cost assistance, plus an extra $10,000 for first responders, as detailed on the CRA's website and Affordable Homes Orlando resources.
Applications opened Friday, May 1, with open houses scheduled every Saturday in May, the CRA stated. The initiative targets underutilized vacant lots in Parramore, where over 300 sites have been identified for potential redevelopment. Builders receive rebates on impact fees and permits if homes meet price guidelines, fostering neighborhood stability near downtown landmarks like the former Griffin Park Homes site and Parramore Oaks apartments.
Commissioner Shan K. Rose, who resides in an earlier-phase home, defended the pricing amid rising construction costs. 'By standards, that’s affordable,' Rose said in a May 1 ClickOrlando interview, noting the area's March average home price hit $385,000 per Orlando Regional Realtor Association data—up $10,000 from February. The city continues environmental studies around Interstate 4 to address past resident concerns about noise and air quality.
This effort builds on the 2015-approved Parramore Comprehensive Neighborhood Plan, which has delivered 14 infill homes so far via the CRA, Orlando Housing Department and partners, per city planning documents. As Florida's unemployment dips to 2.8% and the I-4 Ultimate project nears 90% completion—easing Central Florida commutes—these homes align with state economic resilience amid urban public safety challenges, including a recent Orlando nightclub shooting.
