Palmetto has rolled out a series of new programs designed to tackle urban blight across key areas of the city. These initiatives aim to revitalize commercial and industrial zones, support residents in home rehabilitation, and provide incentives for significant development projects.

The programs address various aspects of urban decay, focusing on creating employment opportunities, fostering diverse economies, and improving the quality of life for residents. City officials expect these efforts to lead to tangible improvements in neighborhoods and business districts.

Addressing Blight: A Community-Wide Effort

The city's comprehensive approach includes several distinct programs. The Commercial Façade Improvement Program provides resources to reduce slum and blight by developing employment opportunities and diverse retail, industrial, and commercial economies. This program targets business districts needing aesthetic and economic boosts.

Revitalizing Commercial and Industrial Zones

For larger-scale private sector redevelopment and job creation, Palmetto offers Heavy Commercial/Industrial Redevelopment Incentives. These incentives apply to projects within the Heavy Commercial Industrial land use district and include support for land use downzoning, demolition, design, Crime Prevention Through Environmental Design (CPTED), stormwater management (LID), and fire safety. Similarly, Downtown Commercial Core Redevelopment Incentives encourage commercial redevelopment in the downtown area, covering aspects like land use, demolition, design, CPTED, commercial apartment development, stormwater (LID), and parking.

Supporting Residents in Rehabilitation and Abatement

Residents can also access assistance through the Residential Rehabilitation Program, which helps eliminate slum and blight by rehabilitating affordable homeowner-occupied housing. Additionally, the CRA Junk Abatement Program offers in-kind assistance for junk and debris removal. Through this program, the CRA provides dump trailers or similar containers free of charge for removing non-hazardous, residential household items and junk.

Financial Incentives for Major Development

Developers undertaking projects exceeding $20 million can apply for Tax Increment Reimbursement Incentives. This incentive aims to attract significant investment and accelerate redevelopment efforts within the city.
