Meridian's Construction Boom Fuels Treasure Valley Home Surge
National Desk
May 2, 2026
Meridian, Idaho's fastest-growing city in the Treasure Valley, is at the epicenter of a construction boom propelling real estate demand. In March 2026, the median home sale price reached $560,000, up 3.7% from the prior year, according to Redfin data. Homes sold after 52 days on average, faster than the 59 days last year, with 204 sales compared to 173 in March 2025. This surge aligns with Micron Technology's $50 billion investment, drawing workers and spurring housing development across Ada County.
New construction is keeping pace, exemplified by Pivot Pointe in Meridian, where groundbreaking offers homes starting at $380,000 with parks and walking paths for entry-level buyers. June 2025 data from Good News Realty Group showed Meridian's median price at $588,146, up 11% year-over-year, with days on market dropping to 32 from 39. Inventory swelled to about 1,340 homes, easing some competition while closed sales for new builds in Ada County rose 8% year-over-year in May 2025. Zillow reports current average home values at $526,393, with 363 homes for sale and pending deals in 28 days.
The boom extends to Canyon County, where new construction closed sales jumped 22.8% to 210 in May 2025, with median prices at $450,000, down slightly in days on market to 58. Idaho's $4.7 trillion in 2025 residential construction underscores the state's transformation, though a 100% spike in foreclosure filings signals pressures for some homeowners in Boise, Meridian and Eagle. Boise Regional REALTORS® noted Ada County's median at $525,000 in July 2025, with Meridian trending higher due to master-planned communities.
