Meridian braces for boom: 3,500 homes planned across northwest expansion

A sweeping wave of development is about to reshape northwest Meridian. Eagle real estate agent Mark Bottles' company, Idaho Holdings LLC, has filed applications to annex and zone 480 acres at the southwest corner of McMillan Road and Owyhee Storm Avenue—land that could ultimately host more than 2,300 residential units, 50 acres of industrial space, and a dozen commercial buildings. The project, called The Fields, represents just one piece of a larger push that could add almost 3,500 homes to the area, according to city planning documents.
Bottles' initial phase, a 200-acre subdivision called Westveil, is scheduled for review by Meridian's Planning and Zoning Commission on Thursday, May 7, at 6 p.m. at Meridian City Hall. The project would include 899 homes—602 single-family residences and 297 townhouses—with a "modern rural" aesthetic inspired by the city's comprehensive plan. Preliminary filings indicate the full development could eventually include 890 single-family homes, 405 townhouses, and 1,072 apartments, with completion anticipated by 2040, according to an Ada County Highway District letter filed with the city.
Meridian's growth trajectory underscores the urgency of these projects. The city issued more than 1,450 building permits last year and gained approximately 4,500 residents, making it one of Idaho's fastest-growing communities. Northwest Meridian, long overshadowed by development along Eagle Road and Ten Mile, is now emerging as a "new area to watch," according to city planners. The Idaho 16 extension—currently under construction—is catalyzing the shift, opening hundreds of acres of farmland to developers.
The Fields project arrives alongside other major developments reshaping the region. A 222-acre mixed-use development called the District at Ten Mile broke ground May 5 and will bring Idaho's only Super Target, hotels, dining, and up to 1,800 homes. Brighton Corp's 2,000-home master-planned community in South Meridian is advancing in phases, including a 228-home gated community for residents 55 and older. Meanwhile, preliminary plans show that later phases of The Fields would include garden-style apartments in two- and three-story buildings, with additional townhouses and single-family homes lining McMillan Road.
Meridian city officials have flagged the developments as necessary to accommodate population demand. Bottles' team plans to return to the city with at least four more development plans, called preliminary plats, for different sections of The Fields. The public hearing Thursday offers residents their first opportunity to weigh in on the northwest expansion that could reshape Meridian's landscape for decades to come.
