Killington's $3B Ski Village Fuels Vermont Construction Job Surge
KILLINGTON, Vermont (Day.News) — Infrastructure work has kicked off for the $3 billion LiveKillington master-planned community at Killington Ski Resort, linking Killington Mountain and Pico Mountain three miles north. Great Gulf's Resort Residential Division, led by President Michael Sneyd, projects the first phase will deliver 720 ski-in ski-out residential units, a sprawling base lodge and 110,000 square feet of retail and dining by spring 2027, pending market conditions and presales. The 20-year buildout could ultimately include 2,300 units, walking trails, fitness centers, spas and a wooded amphitheater.
The project is injecting urgency into Vermont's construction sector, where 379 jobs are currently listed in Killington alone on Indeed, spanning laborers, flaggers and carpenters. Sneyd estimates $3 billion in investment will generate 3,800 construction jobs statewide over 25 years, followed by 1,500 permanent hospitality positions once the village is complete in about a decade. This comes as Vermont's 15,000-strong construction workforce grapples with shortages, even amid high demand for housing and infrastructure funded by IIJA, IRA and CHIPS acts, per the 2026 Vermont Construction Industry Trends Report.
Killington officials are responding with action, having purchased 70 acres for workforce housing to include 250 to 350 apartments, duplexes and single-family homes once water and sewer lines connect. The town plans to collaborate with Great Gulf on development. "That $3 billion of construction investment is going to generate 3,800 construction jobs in Vermont," Sneyd said, highlighting the stakes for Rutland County's economy as residential demand surges for multifamily and energy-efficient units.
