Home Prices Surge Amid Spring Frenzy Despite National Slowdown

National Desk
April 26, 2026
The U.S. housing market ignited a 'Spring Surge' in March 2026, as new listings soared nearly 20% from February to around 6,000 properties, while pending sales leaped 31% month-over-month. Single-family home prices climbed 4% to over $785,000, and condos and townhomes rose 7.5% to $453,000, with days on market shrinking across both categories.[1] This activity persisted despite fluctuating mortgage rates and geopolitical tensions, signaling robust buyer demand in active regions.[1] Nationally, however, the picture is more tempered. Zillow's Home Value Index showed U.S. home prices up just 0.8% year-over-year from March 2025 to March 2026, decelerating from 1.2% a year prior and stabilizing after dipping to -0.01% in August 2025.[2] Among the 300 largest metro areas, 89—or about 30%—posted year-over-year declines, though 211 saw gains; in the 50 biggest markets, 24 (48%) reported drops.[2] Regional disparities underscore the split. The Midwest led with 3.56% year-over-year growth through January, driven by Illinois (+4.91%), Wisconsin (+4.78%), and Nebraska (+4.75%), while Northeast standouts like New Jersey (+5.6%) and Connecticut (+5.26%) bucked the cooldown.[3] Cotality data pegged national growth at 0.7% year-over-year in January, down from 3.5% early 2025, with monthly changes stabilizing amid persistent supply shortages leaving 69% of top metros overvalued.[3] Low inventory remains the linchpin, fueling price pressure even as broader growth eases. One-third of the top 100 metros saw price drops in late 2025 and early 2026, yet tight supply keeps ownership elusive for many first-timers.[3] Analysts note the March uptick in listings failed to fully quench demand, with buyers snapping up properties rapidly.[1][2]
