Ground Breaks on $117M River Valley Industrial Park in St. Louis Suburb
Construction is underway at the River Valley Commerce Center in Maryland Heights, North St. Louis County, where Kansas City-based NorthPoint Development broke ground on a $117 million speculative industrial project. The development at 149 River Valley Drive and 860 Hog Hollow Road features three warehouses totaling 1.15 million square feet, an increase from the original 1 million square feet after design adjustments to stormwater ponds. Building 2, the first phase at 357,056 square feet, began construction in April and is slated for completion in February.
Mark Militzer, NorthPoint's regional vice president, highlighted the project's advancement due to surging industrial demand in the region. The flexible spaces can accommodate single users or multiple tenants for light manufacturing, distribution, or other industrial uses, with strong potential to draw food distribution companies amid Missouri's growing logistics sector. Edwardsville-based Contegra Construction is handling the build-out.
Maryland Heights officials approved up to $115 million in industrial revenue bonds, providing a 15-year property tax abatement that will benefit tenants. The project is projected to generate 689 jobs across construction and operations, bolstering the local economy in a suburb known for its proximity to major highways and the Mississippi River. This development underscores St. Louis area's resurgence as a hub for warehousing and distribution.
