DC's Amaris Condos Sell Out at Wharf, Average $2.5M
Amaris, the luxury condominium component of Phase 2 at The Wharf's Southwest Waterfront development, has sold out its entire inventory of 96 units, according to Hoffman Realty. Opened in 2022, the building commanded average sales prices of $2.5 million per unit, far exceeding the D.C. metro area's median condo price of $399,000 in May. Units ranged from $750,000 to a record-breaking $12.76 million penthouse sale in 2023, the highest ever for a condo in the District.
The sellout bucks broader trends of slowing condo sales across Washington, D.C., where market watchers note softening demand in neighborhoods like Capitol Hill and Logan Circle. Southwest Waterfront remains a hotspot, with 14 homes sold in the past month alongside 101 condos, 20 townhouses and three multi-family units listed, per Redfin data. Zillow reports 550 recent transactions in the area, highlighting its appeal with waterfront views and proximity to federal offices and entertainment at The Wharf.
"Amaris represents the pinnacle of D.C. luxury living," said a Hoffman Realty spokesperson, emphasizing the development's role in elevating Southwest Waterfront's status. Amid economic uncertainties, the rapid sellout signals strong investor and buyer confidence in prime D.C. locations, even as overall metro prices hover around $465,000 median listings.
