County notices flag new Apollo Beach development proposals
Hillsborough County Development Services’ newest planning and zoning notices list multiple applications affecting land in and around Apollo Beach, including properties near major corridors residents use every day. The bulletin, posted by county staff, is the primary source for the proposals now moving through review.
One of the most significant items is tied to the long-discussed tract south of Big Bend Road between Covington Garden Drive and Interstate 75, near the former Southshore Commons site. Publicly available project materials describe a revised plan for the area that would replace an older commercial-heavy concept with a mixed-use development featuring retail, hotels and multifamily housing, along with roadway improvements tied to the site.
County notices also reference additional development activity in the Apollo Beach market, including proposals connected to Waterset and other parcels in the surrounding SouthShore area. Those filings are part of the normal review process, but they can set up future hearings on zoning, site development and utility or traffic conditions before construction can begin.
For nearby neighborhoods, the most immediate concern is traffic. Big Bend Road, Covington Garden Drive and U.S. 41 already carry heavy commuter and commercial traffic, and any large-scale residential or retail project could add more cars to the corridor. The county review process will examine access points, roadway impacts and whether proposed improvements are adequate for the added growth.
