Clearwater residents should note that the City Council is set to review several flexible development applications, including proposals for a new medical clinic and a commercial dock, as part of their upcoming agenda. These items, identified as action items, will be presented for consideration.

One significant application, ID#26-0400, involves a request for Flexible Development approval to convert a property at 375 Turner Street in downtown Clearwater into a medical clinic. This proposal seeks flexibility for reduced off-street parking and modified landscaping through a Comprehensive Landscape Program. The existing building does not exceed 35 feet in height and the modified parking lot includes 57 off-street parking spaces.

Another item, ID#26-0401, concerns Flexible Development approval for an existing 1,838 square foot commercial dock, including a new boat lift, accessory to 27-unit attached dwellings at 125 Island Way in the waterfront Island Estates neighborhood. This property is located within the High Density Residential Island Estates Neighborhood Conservation Overlay (HDR/IENCOD) and Preservation (P) Districts, and the request specifically seeks flexibility for the commercial dock.

Additionally, the Council will review two Level Three Applications related to property at 1399 Pineapple Lane in Clearwater's coastal residential district. ID#26-0402 proposes an amendment to the city’s Future Land Use Map, changing it from Residential Low (RL) to Recreation/Open Space. Concurrently, ID#26-0403 seeks an amendment to the city’s Zoning Atlas, transitioning the property from the Residential Agriculture (R-A) district to the Open Space/Recreation (OS/R) district.
