Pinellas Park Board of Adjustment: Property Variance Reviews

The Pinellas Park Board of Adjustment (BOA) meets the first Thursday of each month to review property variance requests. Meetings begin immediately after the Planning and Zoning Commission session in the City Hall Workshop Room at 5141 78th Avenue North.

Seven volunteer residents appointed by the City Council make up the BOA. Members must live within city limits and serve three-year terms. Their role is to grant relief from strict zoning regulations for properties facing difficulties meeting district standards due to irregular shape or size. Variances can address building setbacks, pervious area requirements, lot dimensions, and parking.

Some variance applications are reviewed by other bodies. The Community Redevelopment Agency (CRA) reviews variances for properties within the Community Redevelopment District. The City Council reviews variance requests that accompany site plan reviews.

The Board also acts as an appeals board for administrative decisions by the Zoning Director. It hears appeals and decides on interpretations and determinations related to the Zoning Code and Flood Damage Control Code. Additionally, the BOA serves as an appeals board for the Concurrency Management Code and the Environmental Habitat Preservation and Enhancement Code.

The Board of Adjustment's authority stems from city ordinances including 216-09.26.63, 419-09.25.69, 673-06.13.74, 2317-04.13.95, and 2390-07.25.96.

The next BOA meeting is scheduled for Thursday, October 2, 2026, immediately following the Planning and Zoning Commission meeting.
