Core Spaces Breaks Ground on 1,600-Bed Hub Near Georgia Tech

ATLANTA — Core Spaces, in partnership with Capstone Communities, has broken ground on Hub Cypress, a multi-phase mixed-use development on one of Midtown Atlanta's final large undeveloped sites at 7th and Cypress streets. Positioned adjacent to the Historic Academy of Medicine—a protected landmark used by Georgia Tech for events—the project targets the booming student housing demand near the Georgia Institute of Technology. Phase I, led by Chicago-based Core Spaces, includes 1,600 beds across hundreds of units in a 22-story tower, more than 5,000 square feet of ground-floor retail to activate the streetscape, and a third-floor amenity deck.

Atlanta's Dwell Design Studio serves as architect for the initial phase, scheduled for completion in 2029, with city permitting records showing no recent activity but project updates confirming progress. The expanded scope doubles the originally planned retail from 2,000 square feet and adds beds beyond the initial 1,199 proposed in spring 2024 submissions to the Midtown Development Review Committee. Capstone Communities, based in Birmingham, will helm Phase II, though no timeline has been released.

This development aligns with Midtown's evolution into a dense, pedestrian-friendly hub, complementing the area's high-rise skyline and proximity to the BeltLine Eastside Trail. By fostering layered amenities and retail, Hub Cypress aims to integrate with the urban fabric around Georgia Tech, supporting Atlanta's role as a tech and education powerhouse. Local leaders view it as a key revitalization step for the vibrant Midtown neighborhood.
