Orlando apartment communities receive dozens of packages daily, overwhelming leasing offices not built for the volume. U.S. parcel shipping hit 22.37 billion shipments in 2024, up 3.4% from the prior year.
Property managers call this "package chaos"—a breakdown in intake, logging, storage, notification, pickup, and returns. When any step fails, packages disappear, front desks jam up, and residents complain. The culprit is rarely theft or carrier error. Weak processes cause the mess.
A leasing agent logs twelve boxes at 7 a.m., but no one is assigned to input them. Resident notification emails land in spam. Packages sit for weeks, blocking storage. Meanwhile, staff spends two hours daily sorting, time stolen from lease renewals and tours.
Property managers should count daily packages for 30 days. If the average exceeds 15 parcels per 100 units, the front desk can't handle it alone. A separate intake process is needed.
Managers can audit their operation by checking three things: Do all staff follow the same intake steps? Is there a written procedure for packages missing unit numbers? Does an escalation path exist for unclaimed parcels?
Assign one staff member as the package intake lead each shift. Create clear standard operating procedures covering all six stages. Track weekly metrics: average daily volume, dwell time, complaints, and missing packages.
Segment storage by item type. Large boxes, small parcels, and refrigerated deliveries need separate zones. Flag returns separately from incoming shipments. Survey residents monthly to catch problems early.
