Oakland Approves Tubb Street Pedestrian Plan

The Oakland Appearance Review Board unanimously approved a comprehensive plan amendment May 5, 2026, to transform Tubb Street into a pedestrian-friendly main street. Senior Planner Katy Magruder presented the vision, which includes expanded sidewalks, a connection to the West Orange Trail, and shaded streetscapes.

The project area spans from West Colonial Drive (SR50) to the West Orange Trail. The plan aims to attract small businesses, including dining and retail, and incorporate gathering areas like pocket parks. It also emphasizes green infrastructure and stormwater management while preserving Oakland's character.

Magruder, with Dix.Hite, cited communities such as Bluffton, South Carolina; Serenbe, Georgia; Sanford, Florida; Winter Garden, Florida; and Rosemary Beach, Florida, as inspirations. The plan divides the study area into three districts: The Gateway District, Heritage Walk, and The Canopy District.

The Gateway District, at the southern edge, will serve as an entry point from State Road 50. It features distinctive landscaping, clear wayfinding, and entry signage to calm traffic. Streets will include parallel parking, planting areas, sidewalks on one side, and a 12-foot multi-use trail connecting to the West Orange Trail. This district, between Sadler Avenue and SR-50, will encourage mixed-use commercial and office buildings with active ground-floor uses and allow buildings up to three stories in vernacular architectural styles.

Heritage Walk begins at Sadler Avenue, transitioning the roadway to brick. Architectural columns will mark closer proximity to Downtown. This section will feature parallel parking, expanded sidewalks, and the multi-use trail. The intersection of Tubb Street and Oakland Avenue will include traffic-calming measures and floral elements. This district, between Oakland Avenue and Sadler Avenue, will focus on neighborhood-serving businesses, food and beverage, and mixed-use buildings with active ground-floor uses.

The board also unanimously approved the minutes from their April 7, 2026, meeting. New member Laura Kettle introduced herself. No residents spoke during the public forum.

The Tubb Street plan amendment will continue through the town's planning process. Residents can expect further updates.
