Barnstable County Home Sales Drop 9% in April as Mortgage Activity Surges

Barnstable County recorded 385 real estate sales above $50,000 in April 2026, down from 423 a year earlier, according to John F. Meade, Register of Deeds. The 38-deed decline represented a 9% drop in volume, though total sales value remained nearly flat at $388.8 million compared to $388 million in April 2025.

The median sale price rose to $680,000 from $675,000. Mortgage activity, however, climbed sharply: lenders recorded 812 mortgages in April 2026, up 10.6% from 734 a year prior, totaling $438.8 million with a median mortgage of $396,000.

Year-to-date through April, sales volume declined 7.7% while total sales value fell 9.2%. Mortgage volume increased 14.5% over the same period.

Foreclosure deeds jumped to 5 in April from 1 a year earlier. Year-to-date, foreclosures fell to 13 from 17.
