Loudoun County Greenlights $5B Data Centers, Cementing VA's Global Lead
LOUDOUN COUNTY, Va. — Northern Virginia's tech corridor roared ahead this week as Loudoun County approved new data center campuses valued at $5 billion, solidifying the region's status as the global epicenter of data storage and cloud computing. Initially reported by the Richmond Times-Dispatch, the approvals add to a staggering pipeline: from 20 million square feet in 2019, permitted data centers now span 47 million square feet in 2025 — a 119% jump — with another 40 million square feet under review. Supervisor Kristen Umstattd highlighted the windfall, noting data centers already pump $1 billion annually into county coffers, rising to $1.3 billion in fiscal 2027 taxes: $417 million on buildings and $879 million on servers.
The boom traces to Loudoun's "Data Center Alley," where 200 facilities deliver nearly 5,000 megawatts of capacity — double Beijing's haul — powering 70% of global internet traffic daily. Elected leaders credit the sector for tripling the commercial tax base and slashing residential rates by 48 cents per $100 since 2012, saving average homeowners $3,000-$4,000 yearly. Google amplified the surge in August 2025 with a $9 billion expansion, including a Chesterfield County campus, Loudoun upgrades and Prince William sites, plus $200 million in grid improvements and AI training at local colleges, yielding 600 construction jobs and 70 permanent roles.
But prosperity breeds tension. Facilities now hum near residential backyards, consuming nearly a third of Virginia's electricity and drawing community ire over noise, shadows and power drains. For every dollar in county expenditures tied to data centers, they generate $15.10 in taxes, averting a 21% property tax hike, per a Northern Virginia Technology Council report. As AI fuels further growth, Loudoun's fast-track approvals and Dominion Energy's 1,027-megawatt support underscore Virginia's edge, even as debates intensify over balancing tech riches with quality of life.
