Miami Gardens has launched a new online portal for businesses and developers to submit pre-application review meeting requests. This digital upgrade aims to streamline the initial stages of business development, property projects, and site plan development reviews within the city.

The new system requires users to register for an online customer account through the Tylerhost link. This account serves as the gateway for all pre-application submissions.

To ensure a smooth experience, the city outlined specific technical requirements for portal access. Users must access the portal from a computer without a firewall and use the Chrome browser. All uploaded documents must be in PDF format and cannot be password protected or encrypted. The system also includes a "Forgot Username" tool for registered users experiencing login difficulties.

Developers submitting pre-application requests must provide several key documents. These include a Conceptual Elevation, Conceptual Floor Plan, 3D Color Rendering, Letter of Intent, Location Map of the project site, Project Data Sheet, and Site Conceptual Plan. The Project Data Sheet is available under the Zoning section of the Miami Gardens documents and forms webpage.

The Letter of Intent is a crucial component, requiring a detailed written statement describing the proposed project. This statement should cover the site location, current and intended uses, and the overall purpose of the development. It must also summarize key details such as building size, number of stories or units, and explain how the project generally complies with or seeks exceptions to zoning regulations, along with the design intent.
