The Portsmouth Casino plans a $65 million expansion with a 106-room hotel breaking ground in 2026, addressing a critical shortage of lodging as tourism surges. Downtown mixed-use projects on Maplewood Avenue and Deer Street target late-2026 groundbreaking, while a 124-room hotel and 32 market-rate apartments rise nearby, linking the waterfront to Market Square. Statewide HB 631, effective July 1, 2026, mandates multifamily development on commercial zones, spurring these efforts amid New Hampshire's 20-year high in housing production.
The boom is reshaping Portsmouth's skyline and economy. Median home prices hit $875,000 by December 2025, up 4.2% year-over-year, drawing investors to this historic hub near Boston. Revitalized storefronts, new restaurants and public spaces are filling gaps, with hundreds of residential units, retail and offices expected by 2029. As the master plan connects waterfront to downtown, Portsmouth positions itself as New England's premier coastal draw, blending heritage with innovation.
