FOR IMMEDIATE RELEASE Contact the Saguache County Land Use Office Before Buying, Selling, or Developing Property If you are planning to buy or sell property in Saguache County, the Saguache County Land Use Office encourages you to contact our office to learn about the regulations and permit requirements that may apply to the property. All realtors, property owners and prospective property owners/buyers must review the Saguache County Land Use Development Code, and 1041 Regulations where applicable for conformance with County laws and regulations. Before purchasing or selling property, please verify whether the appropriate building and septic permits were obtained for any existing buildings, structures, or septic systems. Confirming the permit history early can help prevent unexpected complications during or after a real estate transaction. Saguache County requires a permit for all buildings and structures that will be constructed, installed, moved onto, or otherwise placed on a property. This requirement may include manufactured homes, sheds, garages, cabins, accessory structures, and other types of development. Fences are the only structures that do not require a county land use permit. However, property owners are still encouraged to contact the Land Use Office before beginning a project to confirm whether any additional regulations, setbacks, or requirements apply. Every property and project is different. It is possible that a property you may be interested in is in an area for endangered species such as the Gunnison Sage-Grouse, Willow Fly Catcher, Yellow-billed Cuckoo, etc., and those properties will require additional planning for future building or clearing of land.
