Liaisons with advisory boards, governmental agencies, and the private sector to position the County to capitalize on economic development opportunities in keeping with desired quality of life. Mains a demographic profile of Nassau County. Provides information on the County’s development standards and procedures to developers, investors, and the public. "Planning & Zoning Board Meetings First and Third Tuesday of each month Time: 6:00 p.m. Location: Commission Chambers, James S Page Governmental Complex Planning & Zoning Board Agendas The Nassau County Clerk of Courts Office has started live-streaming Nassau County Planning and Zoning Board meetings. Video recordings of the meetings are available on their website. Applications, Meeting Dates and Deadlines Applications for items that require hearings before the Planning and Zoning Board are taken in by the Planning Department on a continuous basis throughout the year.   The Planning Department has 30 days, under state law (Section 125.22, Florida Statutes), to review the application to ensure it is complete and contains all the information necessary for County staff to review.   Applications are then subject to internal review by the Planning Department and other County departments as appropriate. The time required for this may vary depending on the type and complexity of the application under review. Contact the Planning Department for more information.   Following completion of this review, applicants will be informed when public hearings with the Planning & Zoning Board (and if necessary, with the Board of County Commissioners) will be scheduled.    Legal advertisements for public hearings will be submitted by the Planning Department to a newspaper of general circulation (The Fernandina Beach News Leader or the Nassau County Record, depending on the application). Applicants will be informed when these ads have been submitted and instructed on how to pay the newspaper for publication of the ad. Separate legal ads may be required for hearings with the Board of County Commissioners.   Notices will also be mailed to property owners with 300’ of any affected property. In the case of an application affecting or modifying an adopted Planned Unit Development (PUD), notices will be mailed to all property owners within the PUD.  Signs indicating the date of the hearings and application reference numbers will also be posted on the affected property in a location visible from the public right of way.   Agendas for meetings of the Planning and Zoning Board are published online one week in advance of the meeting. Links to published agendas can be found here.   Members of the public are invited to appear to speak in favor or against agenda items. "Affordable Housing Overview In 1992, the Florida State Legislature approved the William E. Sadowski Affordable Housing Act, creating the State Housing Initiatives Partnership (SHIP) in order to support and expand the availability of affordable housing resources within the State. In 1993, the Nassau County Board of County Commissioners established the local Affordable Housing Advisory committee, in accordance with Florida Statute, Chapter 420.9076, to meet statutory requirements for the planning, implementation, and receipt of affordable housing funds. For Affordable Housing Information and Definitions see Florida Statute, Chapter 420, Part V and Florida Statute, Chapter 420.503. See below for more information on how the SHIP program may be able to assist you. Funding is available through the SHIP Program for down payment assistance, housing construction and rehabilitation/repairs. The SHIP administrator can discuss options and eligibility with you. The Nassau County Affordable Housing Advisory Committee (AHAC) meets on the fourth Wednesday, bi-monthly, at 4 p.m. in the Commission Chambers located at 96135 Nassau Place, Yulee, Florida 32097. "Nassau County-Amelia Island Tree Commission (NC-AITC) The Nassau County-Amelia Island Tree Commission was created for the purpose of protecting and improving the urban forest on the Unincorporated portion of Amelia Island. This Commission consists of Unincorporated Amelia Island citizens and County staff. The NC-AITC is responsible for: Developing, recommending and forwarding to the Board of County Commissioners a tree planting program; Reviewing tree restoration plans; Hearing and deciding administrative appeals from provisions of Section 37.02 of the Nassau County Land Development Code – Unincorporated Amelia Island Tree Protection and Replacement; and Recommending to the Board of County Commissioners that: Periodic surveys of trees and vegetation on the unincorporated area of Amelia Island be conducted; A survey and record of significant trees be established and maintained; New canopy roads be designated; and A heritage tree program be established.
