Latitude Margaritaville Watersound is undergoing a significant expansion, with plans for a second phase that will add approximately 3,500 new homes to the community. This development will be located on a 3,565-acre parcel situated along the Intracoastal Waterway.

The expansion, announced by Minto Communities USA, The St. Joe Company, and Margaritaville Holdings, will bring a substantial increase in housing options to the Panama City Beach area. Residents can expect an additional resort-style amenity center as part of this new phase, which will introduce new concepts for community enjoyment.

Projected groundbreaking for this second phase is mid-2027. This timeline allows for continued planning and development before construction begins. Latitude Margaritaville Watersound is located at 9201 Highway 79, Panama City Beach, Florida. The sales center operates Monday through Saturday, from 9 a.m. to 5 p.m., and on Sunday, from 11 a.m. to 5 p.m. Model homes are currently open daily for viewing.
