Inverness Roof Inspections Now Require Notarized Affidavits

The City of Inverness Community Development Department now requires a signed and notarized Inspection Affidavit for Water Barrier / Sheathing Fasteners before scheduling final roofing inspections. Contractors and property owners must submit this form.

A licensed contractor, engineer or architect must complete the affidavit, swearing they personally inspected the roof deck nailing and secondary water barrier. This inspection must confirm installation or remedial work followed the Hurricane Mitigation Retrofit Manual, based on Florida Statute 553.844.

The form requires the verifier's signature, company or contractor name, and license type and number. The installer of the roof cannot verify their own work; no exceptions will be made.

In addition to the affidavit, applicants must submit digital color photographs of each roof plane. Photos must clearly show the permit number or address number and include a ruler or measuring device to confirm nail spacing and overlaps. Documentation must detail drip edge and valley flashing, roof deck nailing, eave drip nailing, valley flashing, dry-in material, the building permit, roof repairs and the front of the house.

The Building Department will not schedule the final inspection until it receives the signed affidavit and photographs.
