Website Sign In Home Departments Community Development Housing Administration First-Time Homebuyer Purchase Assistance Program First-Time Homebuyer Purchase Assistance Program Eligible Applicants  will be invited to apply online starting  Monday, November 2, 2026 at 10 A.M.  Overview The First-Time Homebuyer Purchase Assistance Program (FTHB) provides down payment and closing cost assistance to income-eligible first-time homebuyers purchasing a home within the City of Tamarac.      Who is a first-time homebuyer? Applicants who: Do not currently own a home or did not own a home (house, condo, townhouse, etc.) in the last three (3) years. A single parent who has only owned a home with a former spouse while married (displaced due to divorce within the last three years. Considered on a case-by-case). An individual who is a displaced homemaker and has only owned with a spouse. An individual who has only owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable program regulations      Additional program information    FTHB applications are processed on a first-come, first-ready, first-complete basis: ✅ First-come, First-ready - Applicants who are pre-approved by a lender and under contract to purchase a property in the city and who have completed the following program requirements: 8-hr Homebuying Counseling class from a HUD-approved Housing Counseling Agency A one-on-one financial counseling from the City’s HUD-approved Housing Counseling agenciesOasis of HopeClick on: Click Here to Register Housing Foundation Of AmericaClick on: Contact Us > Schedule Now > Pre-Purchase Home Buyer Counseling A completed Loan Application A 1008-Uniform Underwriting and Submittal Summary First-complete –A due diligence review of the entire file by city staff to verify and confirm FTHB eligibility. ✅ City Staff will coordinate with the closing agent. ✅ The FTHB applicant is the primary point of contact throughout the city's FTHB process and must provide reliable contact method(s) in the application. FTHB applicant must: Obtain a first mortgage for the maximum amount you qualify for, with a fixed interest rate and no pre-payment penalty. The maximum purchase price allowed is $568,577. Not have defaulted on a mortgage within the last seven (7) years. Contribute a minimum of 3% (mortgage industry standards) of the contract price towards closing. Acquire the property within six (6) months of the FTHB approval notice.      FTHB Household Income Eligibility To qualify, your total annual gross household income must not exceed the amounts listed in the chart below: HOUSEHOLDSIZEAREA MEDIAN INCOME 30%50%80% 1$26,650$44,350$71,000 2$30,450$50,700$81,150 3$34,250$57,000$91,300 4$38,050​$63,400$101,400​​​   Annually Media Income (AMI) limits are subject to change by HUD on an annual basis.   📌 Maximum Purchase Assistance ✔ $85,000 → If your household income is **50% or less** than AMI. ✔ $75,000 → If your household income is **80% or less** than AMI. ✔ $40,000 → If your household income is **above 80% AMI but at or below 120% AMI**. Note: Limited funding availability for FTHB applicant at 120% AMI.      Application 🖥️ Application Instructions: Application Link will be provided to the Neighborly website upon the successful completion of the one-on-one counseling class. ⏳ Processing Time: Processing time is contingent upon the successful completion of the one-on-one counseling class [plan accordingly]. 📌 Submission Deadline: Submit all required documents within the timeframe to avoid application denial. Application processing will continue until funds have been exhausted or at the end of the program year, whichever comes first. Note: Unfunded applicants are removed from the system at the end of each program year. Lee County Elections to conduct testing of voting equipment for the 2026 general election • Lee County Elections, FL On Friday, Oct. 9, at 9 a.m., the Lee County Supervisor of Elections Office will conduct a logic and accuracy test of the election systems and voting equipment that will be used in the 2026 general election. In accordance with Florida law, the Elections Office will test the tabulators used for vote-by-mail, early voting and Election Day voting. Logic and accuracy testing verifies that the election systems and voting equipment are functioning properly and counting votes accurately. Testing will take place on the third floor of the Melvin Morgan Constitutional Complex, 2480 Thompson St., Fort Myers. The test is open to the public and will be conducted in the presence of the Lee County Canvassing Board. The members of the Canvassing Board for the 2026 general election are Lee County Judge Devin George, chair of the Canvassing Board; Investigative Supervisor Steven A. Scalici of the State Attorney's Office for the 20th Judicial Circuit; and City of Fort Myers Ward 5 Councilman Fred Burson. Canvassing Board alternates are Lee County Judge Javier Pacheco and Lee County Elections Branch Manager Jennifer Erickson. Lee County Supervisor of Elections Jenna Persons-Mulicka will not serve on the Canvassing Board for the general election because she is a candidate on the ballot. She will continue to perform her duties, including serving in an advisory capacity to the Board, as required by Florida statute. Chief Judge J. Frank Porter of the 20th Judicial Circuit appointed Councilman Burson to serve on the Board in her place. Sand Available Ahead of Tropical Storm Isaias

In anticipation of heavy rainfall associated with Tropical Storm Isaias this weekend, Bay County has placed sand for bagging available to the public at McElvey Road off Thomas Drive in Panama City Beach and at Majette Yard off Firetower Road. Bags will not be provided but are available for purchase at area hardware stores. Several municipalities are also providing sand to residents; please see the graphic below. For specific or additional information, please call the municipality directly. If you don't have time for an elaborate ceremony, but still want a memorable wedding day choose Simply Married by calling 352-253-4300 for an appointment today. About the Ceremony Tavares Pavilion on the Lake offers a simple alternative to courthouse weddings in a beautiful setting located in our Pavilion Gardens. Simple ceremonies are $75 and are available on Wednesday's from the hours of 10 a.m. to 3 p.m. Advance appointments are required; please call 352-253-4300 to schedule. A valid marriage license must be obtained in advance, issued by a Florida Clerk of the Circuit Court. All marriages are performed by a Notary Public. You can dress up, or come as you are. The civil ceremony performed is very simple, dignified and nondenominational. Like a traditional courthouse wedding, the ceremony is only a few minutes long. Couples may write their own vows, within the parameters of the time allotted. Pricing and Fees The $75 fee for Simply Married includes: A licensed Florida Notary Public as officiate A simple 5 minute recitation of vows Ceremony is performed with wedding party and guests standing Signing of the marriage license by Florida Notary Public The fee for Simply Married does not include: Music Flowers Chairs or other seating Candle or unity ceremony
