Spotlight: The Garden, Central North Side

One of the longest-running, most obstacle-filled sagas in neighborhood revitalization in Pittsburgh is the story of the Garden Theater in the Central North Side. Constructed in 1915 and an early showplace of moving pictures in Pittsburgh, the theater became a beloved community entertainment venue and was well cared-for by its long-time owner. When he died in 1970, the new owner converted it into an adult movie house and allowed it to decay. The object of community concern, redevelopment attempts, and lawsuits for decades, the theater was finally taken by the City's Urban Redevelopment Authority through eminent domain in 2007, setting the stage for a dramatic re-imagining of the entire city block on which the theater sits. Today, the white-and-green terra cotta façade of this small historic gem is the visual anchor for a mixed-use collection of four architecturally distinct buildings. In addition to the restored Garden Theater, the properties include the Bradberry Apartments (Frederick J. Osterling, c. 1905) and two new residential buildings. all disposed around a courtyard to cultivate a sense of community. One of the new buildings is the first in Pittsburgh to use cross-laminated timber, a construction technology that is more sustainable than traditional construction. The project was brought to physical completion by a partnership of local firms Trek Development Group and Q Development. The firms, however, credit community groups and other advocates for their tremendous patience and persistence in salvaging this block for the future. The tour includes all four buildings and will be led by representatives from the developers and their architects. Tour meeting point: Under the marquee at The Garden, 22 W.
