Bridgeport's $1B Steelpointe Harbor Boom Transforms CT Waterfront

BRIDGEPORT, Conn. — Construction is surging at Steelpointe Harbor, where Flaherty & Collins Properties and RCI Group broke ground in early 2025 on The August, a 420-unit luxury rental complex spanning 6.5 acres across Bridgeport Harbor Marina. This first residential phase of the 52-acre master plan includes 10,000 square feet of commercial retail space, a waterfront pool and deck, fitness center with spin studio and sauna, pickleball court, dog park and pet spa. Backed by $200 million in additional state aid, the project has secured construction financing and aims for completion in the second quarter of 2026, with pre-leasing starting September 8, 2025.

The broader Steelpointe Harbor vision, one of Connecticut's largest capital projects at over $1 billion, projects a $2.2 billion economic impact, sustaining nearly 700 full-time jobs annually through housing, retail, dining and a four-star hotel. Phase Two, now underway, adds a 15-story concrete tower with 300 more units and a 350-space parking garage, pushing the total to 720 apartments. An economic analysis by the Connecticut Center for Economic Analysis at UConn underscores its role in tackling the state's housing shortage with over 1,000 units, including affordable live-work options, while connecting the neglected waterfront to downtown Bridgeport via train, ferry, highways and bus routes.

Mayor John Stefanik and state officials joined the groundbreaking, celebrating the private-sector-led initiative — nearly three-fourths privately funded — as a catalyst for rising property values and tourism. Developer Ryan Cronk, principal at Flaherty & Collins, noted strong momentum, positioning Steelpointe as New England's biggest waterfront redevelopment and a beacon for Connecticut's East Side peninsula revival.
