
Cape Coral Real Estate Tax Payment Options
Cape Coral residents can choose from multiple real estate tax payment options, including partial payment plans for the current year and installment plans for upcoming taxes. A homestead tax deferral is also available for eligible homeowners.

Cape Coral residents have several options for paying their real estate taxes. The Lee County Tax Collector's office manages these payment programs, offering flexibility for property owners.
For the current tax year, 2026, a Partial Payment Plan is available for real estate and tangible property taxes. This plan allows taxpayers to make multiple payments on their tax bill, but it does not apply to delinquent taxes. Applications for this plan are accepted from November 1, 2026, through March 31, 2027. Partial payments cannot be made online and do not qualify for discounts. Taxpayers must complete a Partial Payment Plan Agreement form and submit it with their first payment. A maximum of five payments per account is allowed. Any remaining balance becomes delinquent after April 1, 2027. Taxpayers enrolled in the Installment Payment Plan are not eligible for this option.
For 2027 taxes, the Installment Payment Plan is open. This plan allows property owners to pay their real estate taxes in four installments throughout the year. To be eligible, taxpayers must apply online or submit an application to the Tax Collector between November 1 and April 30 of the tax year, and the estimated taxes due must exceed $100 per notice. Once enrolled and the first installment is paid, annual reapplication is not necessary, provided the first payment is made each year.
The Installment Payment Plan payment schedule is as follows: the first payment is due by June 30, the second by September 30, the third by December 31, and the final payment by March 31. Discounts apply to the first three installments, decreasing with each payment. Missing the June 30 deadline results in forfeiture of the discount, with a grace period until July 31. Failure to make the first installment by July 31 requires reapplication the following year. Missed second or third payments will be added to the subsequent installment, and any missed payment means losing the associated discount.
Eligible property owners may also qualify for the Homestead Real Estate Tax Deferral. This program allows individuals meeting specific age, income, and lien qualifications, and who have homestead exemption, to defer payment of a portion or all of their taxes. Deferred taxes become a lien on the property, and maintaining fire insurance coverage is required. The deadline to apply for this deferral is March 31 for the current tax year.
