Tax Deed Sales | Pasco County Clerk, FL The Clerk of the Circuit Court is statutorily responsible for conducting tax deed sales and issuing a tax deed in the name of the County to the successful high bidder at a sale. Properties sold at a tax deed auction must have delinquent taxes for at least two years before becoming eligible for a tax deed application. The procedure requires a tax certificate holder to apply for a tax deed through the Tax Collector. No case is filed in court, and no court order is issued for the Clerk to conduct a tax deed sale. To register as a bidder or to view the list of upcoming properties for tax deed sales, click the banner below: The Clerk & Comptroller receives the tax deed applications with a listing of owners and interested parties from the Tax Collector, who must be notified by certified mail. Per Florida Statute 197.522(2)(a), the Clerk & Comptroller's Office is required to send service to the Sheriff's Office of the County in which the legal titleholder resides to notify them of the pending tax deed sale. At the Clerk & Comptroller's request, the Sheriff's Office will post a warning notice on the property and serve owners with a notice of sale. Bidders will be able to create a username and password on the RealAuction site. The site provides information for each pending sale, including the tax-deed number and a brief legal description. Advertisement A notice of tax sale for each parcel in the sale is published in the Business Observer for four consecutive weeks prior to the sale. After the Sale After the Sale On the sale date, the property is sold to the highest bidder, and the Clerk & Comptroller's Office shall issue a tax deed as designated by the buyer via the RealAuction website. Before the tax deed can be issued, the winning bidder must indicate through RealAuction how the final payment is being made, which must be received before 10 a.m. ET the following business day of the tax deed sale.
